The following information is provided   for current tenants of Sapphire Coast Tenancy Scheme.

Repairs and maintenance

Categories and Time Frames for Repairs
Urgent repairs

Blocked toilets, dangerous electrical faults, gas leaks, flooding and flood damage, storm or fire damage, failure of essential supply such as gas, water or electricity supply or failure of any essential service such as hot water, cooking, heating, or laundering and any failure of external doors or locks.
Urgent repairs once reported should be processed immediately by appropriate staff member and should be dealt with within 48 hours.
If a need for urgent repairs occurs after hours, you can call a tradesperson to fix an emergency repair, under the terms of your lease the maximum cost for this should be no more than $1000. For information on preferred tradesperson please refer to your lease.
Other non-urgent repairs should be reported to the office. You can also email requests for repairs to admin@begacommunityhousing.org.au Staff will raise a work order and notify the agent/ owner. Non-urgent repairs should be dealt with within 48 days.
If agreed work isn’t carried out within a reasonable time frame please contact staff to enable us to follow up on the work order.

Condition Report

As part of the signing of your Tenancy Lease you would have been given a Property Condition Report. This forms part of the Tenancy Agreement. The report describes the condition of the property at the start of your tenancy. You will need to complete the section where you either agree or disagree with each line item.  If you disagree with the Condition report it is important that you place a N for NO in the agree or disagree column for that line item.
Once completed sign and return to the office within 7 days of signing the lease. A copy will be supplied to you for your records (remember to keep it somewhere safe with your lease agreement). If you wish to make comments and run out of room, attach an additional sheet of paper. On vacating the property the condition report will be used to assess if there is any undue deterioration or damage during your tenancy that was not Normal Wear and Tear.

Periodical Inspections

As part of our commitment to maintaining properties the SCTS will undertake to inspect properties. You will be given 7 days’ notice in writing. This is a good time for you to let staff know if you have noted any issues with the condition of the property. Either write the problem down or let staff know during the visit.

Ending a Tenancy

At the end of a tenancy it is important that you are aware of the process. Tenants should give the appropriate vacating notice in accordance with the Residential Tenancies Act (which is currently 3 weeks). An appointment will be made for the tenant/s and Property Manager to complete a final inspection of the property at which time tenants will be given a vacating rental statement with payment due up to the agreed vacating date. A vacating condition report will be completed with any required action noted such as any outstanding cleaning or repairs required. Tenant should provide a forwarding address. Any rent paid in advance will be refunded a Bond Claim form will be completed and signed by both parties if appropriate. Keys must be returned. Breaches of Tenancy

The Chief Executive Officer will investigate any breach of the tenancy agreement to ascertain the extent of the breach. Any complaint received regarding breach of terms of the tenancy will be sought in writing. Relevant services i.e. police, support agencies etc., will be contacted to verify the situation where appropriate. The tenant will be notified of the breach and given the opportunity to rectify the situation. In the event that the tenant fails to comply, action will be taken in accordance with the Residential Tenancies Act.
